A Modern Edge to Germantown in Nashville

Technically the north side of Hume Street is Salemtown. The dividing line on the community plan is in the middle of the street that separates the old Werthan Bag Factory from the homes on Hume Street. That's why I refer to this latest project as 'the modern edge'.

For some years now, the few options for the modern buyer in this area were the condo communities of Summer Street Lofts and Morgan Park Place.






Although there are many single family homes with a decidedly modern flair on the inside, the historic zoning requirements of Historic Germantown have discouraged the modern exteriors.

That's not necessarily a bad thing. The zoning has preserved the character of this historic neighborhood and resulted in dozens of fabulous infill homes that compliment their historic neighbors.

Werthan Lofts took a turn toward the modern with the Phase III top floor penthouses and 'Dog Houses' (the developer's name for the small rooftop rooms with access to rooftop deck space.) The metal siding and large windows blend nicely with the old factory. Yet the spaces are definitely a 'box-y' modern style.

Just across Hume street from Werthan Phase III comes another modern development - albeit a small one. It's a duplex built not to look like the more common row house duplexes throughout much of Salemtown.

Instead, it's designed to blend with it's neighbors at Werthan Lofts and 6th and Hume Street.


Elements of both neighboring developments are visible in the exterior. Also design features of Morgan Park place are evident in the environmentally conscious interior and 'systems' choices.

A big plus - the modern design blurs the lines between duplex and single family home. Yet, the landscaping and building features strive for that 'front porch' aesthetic Salemtown is known for.
